July 5, 2004
It saddens me to
inform everyone that as your Middleton Place Association President, I will
be resigning from the board as of July 23, 2004. As of July 26 I will no
longer be a resident of this community. We have sold our unit and will be
moving on July 24th. It has been a wonderful experience and honor to serve
on the board for the past 21 months. I hope I was able to make a
difference as your board president. The remaining board will do an
excellent job it continuing to improve this community. I wish all the
residents and current board members good luck for the future. A new
president will be chosen at the next board meeting scheduled for the first
week in August. Be sure to check the web site for further information or

Keep an eye out for our next newsletter which should be hitting the mail
sometime in early June.
Hopefully everyone has noticed that the pool is now open. As a community
we need to treat the pool as if it was our very own. If you see behavior
that you would not permit in your pool, then most likely you should not
permit it in our pool. So please be help take care of YOUR pool.
Our landscaping company has completed the mulching of the community.
Painting is continuing on Phase two of the units (10 buildings) the
remaining units will be painted next year. The paint cycle is on a five
year rotation period.
Portrait was out and randomly inspected three units for insulation
leakage. all units were found to be adequately insulated.
Two signs have been ordered for the pond areas stating 'no swimming, no
boating, no skating' , for liability protection against the community.
The Board is currently looking into adding a street light to the entrance
of Middleton Place.

May 10, 2004
We had our first semi-annual board meeting on April the 15th. We had a
better turn out than in the past. About 25 homes were represented.
Items of discussion were -
- the beginning
steps in trying to review our insurance coverage for the units.
- financial
statement, for the first quarter we are still under budget.
- A directory
request form was sent out to everyone in the mail and again at the
meeting, this will be used to set up a neighborhood directory for those
interested in having there names published
- There will be
additional landscaping around three electrical utility boxes beginning
in May.
- The pool will be
opening around mid May
- Mulching will
begin the first week in May
- Sue Judy has
volunteered to be our crime watch directory, volunteers are still needed
should anyone be interested.
- Exterior painting
of building should begin around the last week of April.
- There was much
interest in the newsletter so this will be continued and distributed on
a regular bases. at the next board meeting it will be decided on as to
how many times we need to mail this out per year.
- Please be aware
that we will have two board member positions open up in October at the
next open board meeting, should anyone be interested in running please
notify a board member so that we can get you on the list.

March 1, 2004
Please watch your
mailings for the Middleton Place newsletter. The board is trying to get
this out by mid March. In this newsletter will be a directory form for
those interested. We will be trying to put a directory together for all
the residents of Middleton place.
Also the Association board is planning on a bi-annual meeting for mid
April. please check the web site under events or the newsletter for the
actual Date, time and location.
Highlights form the last board meeting;
Kirkpatrick management is currently soliciting new insurance carriers for
the association. Our current insurance carriers renewal is up at the end
of March.
Kirkpatrick is submitting a grant from the city of Fishers for
neighborhood improvements that may help in off setting the cost of the new
light fixture in the main island located at the entrance to the community.
The current estimate for relocating the plants and installing the light is
around $4500.00.
Kirkpatrick is also in the process of obtaining quotes for the exterior
painting of nine more units this spring/summer season.
The board discussed putting a message board up near or in the pool house
for local information and has since decided to table the issue for a
latter date.

January 6, 2004
Beginning in January residents will see a 10% increase in there
associations dues. This is the first increase since the neighborhood was
established in 1998.
Please note the budget is now posted on the web for all residents. Please
review the side bar for the link.
Tim Ott has once again stepped forward to fill in the temporary position
as board member at large. The position has opened up by the fact that Mike
Kuhnle has resigned and has moved out of the neighborhood. Tim Ott's
position will be up for election at the October Association meeting. Good
luck to Mike in Florida.
Kirkpatrick is placing out bids for the exterior of eight more units to be
painted this summer.
The board has asked Kirkpatrick to provide pricing for additional
landscaping around the large transformers that are in high visible areas,
pricing for a decorative street light in the main entry, and to look up on
how to maintain the mailboxes. Tape residue is beginning to discolor the
look on the boxes.
Sue Judy has sparked interest in being the crime watch captain. As soon as
we know further info we will let everyone know.

November 20, 2003
Be sure to participate in the Fishers Census questionnaire beginning
November 7th.

The budget was
approved at the November 13th board meeting.
There will be an increase in associations fees from 10 to 15%, to cover
the increase in property/liability insurance, snow removal, and to
increase the reserve account.
Please note, it is very important that every resident freeze proof
their spigots. A mailing will be out the last part of November first part
of December in regards to freeze proofing your outdoor spigots.

The 2004 budget was
reviewed by the board and a vote will be taken at the next board meeting
for its approval.
It was noted by
Kirkpatrick Management that there will likely be a 10-15% increase in
fees.
Residents are to watch
their mailbox for the next newsletter, which will be sent out the first
week in November. Located inside will be a form to fill out should
residents want their name in a neighborhood directory.
The board has approved
an additional open meeting to be held in February. stayed tuned for an
actual date, time and place.
October 7, 2003
The annual board meeting was held at the Fishers Auditorium. Approximately
20 people showed up.
Items of discussion included the financial report, snow removal, the
management report, and the election of three new board members.
The Financial report is showing a short fall for the 2003 year of
approximately $3000.00. Several items responsible for this is the repair and
start up of the irrigation system around the pool house, additional mulching
around the perimeter of all the units and several exterior building
maintenance expenditures.
Snow removal discussion involved keeping the snow removal to be done at any
snow fall above 2" and to include parking stalls, streets, driveways and
walks to front doors only. Kirkpatrick to inform board members as soon as
the budget approaches exceeding the amount allocated for the snow removal.
Kirkpatrick summarized the work that was done this past year for the
association including, painting of eight units, lawn improvements, perimeter
site clean up, tree removal and irrigation.
Middleton Place is still looking for a volunteer for the crime watch
captain. If anyone is interested please contact a board member of
Ardsley
for further information regarding this position.
Alex Yates, Keith Berry and Faron Lewitt were elected as new board members.
The next board meeting will be held on Oct. 20th at Kirkpatrick.

as of August 2003 (updated 9/5/03)
There was a news letter that was sent out by the board members in July. The
board is trying to do this quarterly so if there is anyone interested in
trying to help Pat Littrell out on this place contact her or email her.

The annual Middleton Place garage sale is scheduled for September 13th.
The annual neighborhood board meeting is scheduled for October 7th at the
Fishers Towne Hall. More information and time to be forth coming. Please
plan on attending.
The pool will be closing in a few weeks following the Labor day holiday.

The irrigation system is now up and running around the pool house.
The painting of the first eight units are now complete.
Re-seeding of the lawn along the west property line is also complete.
Trees have been sprayed for bag worms, edging is complete, and the shrubs
have been trimmed.
The annual garage sale is being planned for September 13th.
Anyone interested in being the Crime Watch facilitator for our neighborhood
should contact anyone of our board members.
News as of June 20
Exterior painting has begun on the first few units.
The irrigation system is now operational, the grass has started to come in
nicely around the pool house.
Stay tuned for a future news letter to be mailed to all residence
highlighting up coming events, topics and just general FYI.
Bushes are scheduled to have there first trimming by the end of July.
Please be aware that we have had some vandalism to the men's restroom in the
pool house. Some one let off fire works in the rest room. Kirkpatrick was
able to clean the stains left by the fireworks.

2003
Tim Ott will replace
Randy Smith on the association board. Randy has previously moved. We wish
Randy well and welcome Tim to the board.
Please watch your
mailing for information regarding the additional snow removal fees that will
be assed to each resident.
Please bear with us on
the landscaping around the pool as it has been re-seeded, much of the weeds
will be taken care of once the seed as taken place. Any weed killer will
also destroy the new seed at its young stage. Also the board is looking into
replacing the irrigation system around the pool house. The current system is
non functional.
The landscaping
company is also putting a quote together to help eliminate the soil erosion
around the pond located off of Thradd Street.
The board is reviewing
proposals for a light in the center island at the entrance. Several
residents have made the remark that it is awful hard to see at night when
turning into the neighborhood.
The pool will open on
Saturday May 17, 2003.
A spring painting on
the exterior of the buildings will begin on the first eight units
constructed. Stay tuned for more information as it becomes available.

A. A new
www.fishersfind.com sign shall be added to the bottom of the main
entrance sign.
B. A new 'No
Soliciting' sign shall be added to the current crime watch signs.
C. Vinyl siding
replacement is about 90% complete, damaged due to the grass trimming crews
and grills melting the siding.
D. Look for a mailing
to be sent out to all residents regarding winterizing your exterior water
spigots, trash guidelines, list of board members, and a general information
sheet on snow removal.
E. leaf and gutter
clean up to take place in December.
Crime Watch Reminders
Crime Watch activity: In early
October, the Fishers Police Department reported to our Crime Watch
coordinator that a woman in Fishers was looking through curbside trash
potentially for the purpose of identity theft. To protect yourself from
identity theft, please take a few minutes to read the tips prepared for the

The
community’s Crime Watch program is underway, but volunteers are still
needed. Contact April Harvey (apeharvey@msn.com;
595-2185) for more information.
Outdoor
grills can melt condominium siding. Residents should move grills away from
the building when cooking. Damages due to outdoor grilling will be repaired
at the owner’s expense.
Trash
containers must be kept in garages or on back patio areas when not out for
collection. They must not be visible from the street at any other time.
Owners
are responsible for keeping lawn areas immediately surrounding their units
clean and free from debris. Littering is prohibited.
Each unit
has a garage and driveway, and residents are expected to use this parking
before parking on streets or in parking areas. Street parking is restricted
to the west side of Brewton and Ladson streets. Parking on these streets IS
NOT permitted between 1:00 a.m. and 5:00 a.m. NO STREET PARKING is allowed
on Anson, Boone, Exchange, Gibbes, Lamboll, Legare, Lenwood, Meeting, and
Thradd Streets, except for the designated spaces at these streets’ dead end.

November - 2001: Rental
Cap
In
November 2001, association members voted to approve a rental cap in our
community. A copy of the full rental cap provision should be obtained from
Ardsley Management if you are considering leasing your property. A copy
was mailed to all homeowners earlier this summer.
Information contained below summarizes in general the cap’s content.
For detailed information, owners should consult the full text of the legal
amendment of the Middleton Place Condominium Declaration.
Rental Cap Informational Summary
1.
No more than 10 percent of the units may be rented at any given
time.
2.
If at any time 10 percent of the units are leased, an owner who wants
to lease his or her unity shall be placed on a waiting list by the board of
directors.
3.
When an existing tenant moves out, the owner of that unit shall
immediately notify the board and that unit cannot be re-rented until all
prior owners on the waiting list have a chance to rent their unit.
4.
Prior to the execution of any lease, the owner must notify the board
of directors as to that owner’s intent to lease his or her unit.
5.
After receiving such notice, the board will advise the owner if the
unity may or may not be leased, and his or her position on the waiting list
if applicable.
6.
For a period of at least one year after an owner’s acquisition of a
unit, said owner cannot lease that unit.
Hardship Exception Summary
1.
If the maximum number of units is currently being leased, the owner
may request a waiver of the rental cap if it will cause undue hardship.
Such decisions are at the board’s discretion.
2.
Hardship examples include: death, dissolution, or liquidation of an
owner; owner’s marriage or divorce; necessary relocation of an owner outside
a 50-mile radius due to employment change or retirement of at lease one
owner; necessary relocation due to mental or physical infirmity or
disability of one owner; other similar circumstances.
General Lease Condition Summary
1.
All leases, including renewals, shall be in writing and for a term
not less than one year without the prior written approval of the board.
2.
No portion of any unit other than the entire unity shall be leased
for any period.
3.
No subleasing is permitted.
4.
All leases shall be made expressly subject and subordinate to the
declaration, bylaws, articles of incorporation, and any rules and
regulations in place for the association.
5.
Owners shall supply copies of such governing documents to tenants
prior to the lease’s effective date.
6.
The board may put into place additional rules and regulations
concerning leasing.
7.
Owners who do not reside in the home shall provide board of directors
with the tenant’s names and any other residents living in the home.
8.
No lease shall provide for a release of the owner from his or her
responsibility to the association, the association’s governing rules, or
the owner’s liability to the association for payments of assessments or any
other charges.
9.
Copies of the lease must be provided to the management company within
30 days after execution.
Maximum Number of Units Owned by Single Owner Summary
1.
No owner may own more than two units within Middleton Place at any
time.
2.
If an owner is the owner of more than one unit, such owner must
reside in Middleton Place in at least one unit.
